North light is the light artists work by. It comes in from the shaded side of a building, it stays steady all day, and it doesn't flatter — it shows a thing as it actually is.
That's the whole idea behind this company. A home inspection isn't supposed to reassure you or alarm you. It's supposed to show you the house.

What we do
Northlight inspects homes on the North Shore and across the Lower Mainland — for buyers, and increasingly for sellers who'd rather find out what's in the report before a buyer's inspector hands it to them.
Every inspection is performed to the standards of practice set by Consumer Protection BC. That part is the same everywhere. What's different is what you get afterward: findings sorted by what actually matters, written in plain language, in your hands within 24 hours.
Most inspection reports run 80 pages and leave you to work out which four things are worth losing sleep over. Ours tells you.
Who's doing the inspection
I'm Jon — I own Northlight and I do the inspections myself.
I'm a home inspector licensed by Consumer Protection BC and a certified energy advisor, which means I look at houses through two lenses at once: what's broken or wearing out, and how the building actually performs — where the heat goes, where the moisture goes, why the back bedroom is always cold. On the North Shore, where it rains the way it does and the housing stock is largely 1970s–1990s, those two questions turn out to be the same question surprisingly often.
I live on the North Shore, and I came to this work from the energy-efficiency side — years spent crawling through attics and crawlspaces figuring out why houses lose heat, which is mostly a story about water and air moving where they shouldn't. I inspect Friday through Sunday, which means you can come with me instead of taking a day off work to do it. Walking the house together is the most useful part of the whole process, and most people never get to.
How we work
- You're welcome at the inspection. Bring questions. Bring your parents. It's your house.
- The report arrives within 24 hours. Usually the same evening.
- We're paid by you and nobody else. No referral fees from contractors, no commissions, no arrangements with anyone who stands to gain from what we find.
- You can call afterward. For as long as you own the house. People do, years later, and that's fine.
A note on what an inspection is
An inspection is a visual assessment of what can be seen and safely reached on the day. It isn't a warranty, it isn't a guarantee, and no inspector can tell you what's behind a finished wall. What it can do is tell you what condition the house is in, what's likely to need attention and roughly when, and which of those things are worth acting on now.
That's a smaller promise than some people make. It's also one that holds up.
